HOW TO FIND A HOME INSPECTOR

How Do I Find the Right Building Inspector?

When “shopping” for an Inspector, ask these eight questions:

  1. May I attend the inspection?
    You not only have the right to attend the inspection, but an obligation to yourself. It is important for you to be aware of the condition of your home.

  2. How long will the inspection take?
    A thorough inspection of an average sized home (up to 2000 square feet) could take 2-3 hours.

  3. Does your inspector get up on the roof?
    Conditions permitting, a good inspector will get up on the roof to thoroughly inspect the condition of the roof, spouting, flashing, and chimney systems.

  4. Does the inspector (or the company) have any financial interests in any renovation or construction companies?
    The company should not have any “conflict of interest” with other affiliations. The inspection company should just do inspections.

  5. Do I receive a copy of the inspection?
    You have the right to receive a copy of the report. Ask what the inspection includes (roof, heating and air conditioning, etc.)

  6. Are you a full time Inspector?
    You want a company that operates as a full time business; not just evenings and weekends. You deserve professionalism.

  7. What is your training and professional affiliations?
    Verify that your home inspector is in compliance with Act 114 for the State of PA. American Society of Home Inspectors (ASHI) is a national affiliation that has set standards for home inspectors. Your inspector must be in compliance with the State of PA.

  8. How much will this inspection cost me?
    Cheaper is not always better! You must be comfortable with the answers of the first seven questions before you ask “How Much?”
